INC., DORAN PHILLIPS. INC., PHILIP P. HELLRIEGEL. MARIE M. HELLRIEGEL, THE HOME INSURANCE COMPANY, DEXTER PRESS, INC., POOLE BROADCASTING COMPANY, GEORGE W. PRATT & SON, INC., LIBERTY IMPORT DIVISION of LANKOR INTERNATIONAL, INC., a/k/a LIBERTY IMPORT CORP., and THE PEOPLE OF THE STATE OF NEW YORK, and UNIVERSAL MATCH a division of UMC INDUSTRIES, INC., defendants, foreclosing a mortgage recorded in the Ulster County Clerk's Office on the 30th day of December, 1970, in Liber 1018 of Mortgages at Page 797; a certain mortgage recorded in the Ulster County Clerk's Office on the 25th day of September, 1972, in Liber 1045 of Mortgages, at Page 1070; a Consolidation and Extension Agreement recorded in the Ulster County Clerk's Office~ on the 25th day of September, 1972, in Liber 1286 of Mortgages at Page 186; a certain mortgage recorded in the office of the Ulster County Clerk on the 9th day of April. 1974, in Liber 1071 of mortgages at page 900; a consolidation and extension agreement recorded in the Ulster County Clerk's Office on the 9th day of April, 1974 in Liber 1316 of mortgages at page 183, consolidated mortgage recorded in Liber 1018 at page 797, which was assigned to The First National Bank of Highland by instrument recorded in Liber 1045 at page 1069; mortgage recorded in Liber
1045 at Page 10701 and mortgage recorded in Liber 1071 at Page 900, in pursuance of a judgment entered at a Special Term of the County Court held at Chambers in and for the County of Ulster, at the Courthouse, in the City of Kingston, on the 20th day of May, 1976, and in consideration of THREE HUNDRED FIFTY THOUSAND AND No/100 DOLLARS ($350,000.00) paid by the grantee, being the highest sum bid at the sale under said judgment, does hereby grant and convey unto the grantee, all the right, title and interest which the said WILDWYCKE VILLAGE, INC. , DORAN PHILLIPS, INC. , PHILIP P. HELLRIEGEL and MARIE M. HELLRIEGEL, the mortgagors aforesaid, had at the time of the execution or recording of said mortgage, it being their interest in said premises which was so sold and is hereby conveyed, together with all the right, title and interest of the parties to the aforesaid action, of in and to :

 EXCEPTING land conveyed to Alexander Zabik and Fumiko Zabik, his wife, by deed dated July 31st, 1972 and recorded in the Ulster County Clerk's Office on August 3rd, 1972 in Liber 1283 of Deeds at Page 101.

 PARCEL A -BEING the same premises as described in a deed from Philip P. Hellriegel and James R. Shields to Wildwycke Village, Inc., dated August 12th, 1969 and recorded in the Ulster County Clerk's Office on September 11th, 1969 in Liber 1232 of Deeds at Page 1178.

 PARCEL B -BEING the same premises as described in a deed from Philip P. Hellriegel and James R. Shields to Wildwycke Village, Inc., dated August l2th, 1969 and recorded in the Ulster County Clerk's Office on September 11th, 1969 in Liber 1232 of Deeds at Page 1182. 

SUBJECT to any and all taxes, tax sales, assessments, water and sewer rents due, if any, whether or not the same shall be past or current and to any amounts due on any prior mortgages of record whether for principal, interest, costs or any other item of expenses in connection therewith, and to any state of facts that an accurate survey may show, covenants and restrictions of record.

 TO HAVE AND TO HOLD the premises herein granted unto the grantee, its successors and assigns forever.
