 Samuel Donaldson and Eleanor his wife and Isaac Harris

 This Indenture made the first day of October in the year of our Lord one thousand eight hundred and twelve

Between Samuel Donaldson of the Town of New Paltz in the County of Ulster and State of New York Eleanor his wife of the first part, and Isaac Harris of the same place of the second part,  

Witnesseth that the parties of the first part, for and in consideration of the Sum of four hundred and forty dollars to them in hand paid, at or before the ensealing and delivery of these presents by the part of the second part, the receipt whereof is hereby confessed and acknowledged.

Have granted, bargained, sold, aliened, remised, released, conveyed, assured, enfoeffed, and confirmed; and by these presents Do grant, bargain, sell, alien, remise, release, convey, assure,  enfeoff and confirm fully, freely and absolutely unto said party of the second part, in his actual possession now and to his heirs and assigns forever

All that certain lot or parcel of land situate in the town and patent of New Paltz being part or parcel of lot Number eleven, one of the three mile River lots in the North division in said patent.

Beginning at a Stake and Stones in the South bounds of No 11 aforesaid being Southerly corner of Alexander Young lot or farm and runs along the South bounds of No 11 aforesaid South seventy two and forty minutes East seventeen chains and ninety five links to a Sassafras bush and Stones round it then due North four chains to a rock on the North side of the road and West side of Beaver Dam brook thence North seventy two degrees and forty minutes West sixteen chains to a stake four links West from a crooked Tamarack sapling standing in a swamp in the East bounds of Alexander Young farm aforesaid and thence along his East line South seven degrees West thirteen chains and fifty links to the place of beginning containing twenty two acres of land.

Together with the priviledge of cuting a ditch or ditches through said Donaldson for draining the said Lot of said Harris

Together with singular the appurtenances, privileges and advantages whatsoever unto the said above mentioned and described premises in and appertaining or belonging; and the reversion and reversions, remainder and remainders, rents, issues and profits thereof;  And also all estate, right, title, interest, property claim and demand whatsoever as well in law as in equity, of the said parties of the first part and to the same, or any part or parcel thereof, with the appurtenances

To have and to hold the above granted, bargained and deeded premises with the appurtenances, unto the said party of the second part, his heirs and assigns, to his and their own proper use, benefit and behoof forever.  And the said parties of the first part for themselves and their heirs Do covenant promise, grant and agree to and with the said party of the second part his heirs and assigns, that the said parties of the first part at the time of the sealing and delivery of these presents were lawfully seized in their own right, of, in and to the aforesaid described premises hereby granted and conveyed, with the appurtenances, as of a good, sure, perfect, absolute and indefeasible estate of inheritance in the law in fee simple, without any manner of Condition to alter, change, determine or defeat the same.

And have in themselves good right full power and lawful authority to grant, bargain sell convey and release the above said described land an premises, with the appurtenances unto the said party of the second part his heirs and assigns in manner aforesaid

And also that the said party of the second part his heirs and assigns shall and may from time to time, and at all times and forever hereafter, peaceable and quietly have, hold, occupy, possess and enjoy the said hereby granted and bargained premises, with the appurtenances:

And also That the said parties of the first part and their heirs, and all and every other person or persons whomsoever lawfully or equitably deriving any estate, right, title, dower, jointure or interest of, in or to the herein before granted premises by from under and in trust for him and them, shall and will at any time or times hereafter, upon the reasonable request of the said party of the second part his heirs or assigns and at the proper cost and chares in the law of the said parties of the first part their heirs or assigns make do and execute or cause or procure to be made, done and executed all and every such further  and other lawful and reasonable conveyances and assurances in the law for the better and more effectually vesting and confirming the premises hereby intended to be granted in and to the said party of the second part his heirs and assigns forever, as by the said party of the second part his heirs and assigns or his counsel learned in the law, shall be reasonable devised, advised or required

And the said parties of the first part for themselves and their heirs, covenant and agree to and with the said party of the second part his heirs and assigns, to Warrant and by these presents forever to defend the above described and released premises and every part and parcel thereof, to the said party of the second part, and their heirs, and against all other persons whatsoever lawfully claiming the same or any part thereof

In Witness whereof, the said parties of the first part have hereunto set their hands and Seals the day and year first above written.

 I do certify that on the sixth day of October one thousand eight hundred and twelve, before me John Tremper first Judge of said County came 'Samuel Donaldson and Eleanor his wife, the Grantors of the within conveyance, who severally acknowledged that they had executed the same as their act & Deed for the uses therein described and being fully identified to me as the persons w=therein contained upon the Oath of Peter A Decker to me known. -- the said Eleanor on an examination private apart from her husband farther acknowledged, that the execution by her, was without any fear or compulsion of her said Husband -- Whereupon I allow the same to be recorded
