Alexander and Sophie Holland to Adam Neidlinger |
| This indenture made the
twentieth day of May in the year one thousand eight hundred and eighty
four Between Alexander Holland of the City County and State of New York and Sophie P his wife parties of the first part and Adam Neidlinger of the same place party of the second part. Witnesseth that the said party of the first part for and in consideration of the sum of ($31,250.00) Thirty one thousand two hundred and fifty dollars lawful money of the United States of America to him in hand paid by the said party of the second part at or before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged and the said party of the second part his heirs executors and administrators forever released and discharged from the same by these presents have granted bargained sold aliened remised released conveyed and confirmed and by these presents as grant bargain sell alien remise release convey and confirm unto the said party of the second part and to his heirs and assigns forever All
that certain tract of land with the Buildings thereon erected situate
lying and being at Esopus Ulster County in the State of New York being a
portion of lot Number Eleven (11) of the three mile or River lots in the
North Division of the Patent of New Paltz lying and situate in the
Township of Esopus County of Ulster and State of New York which said
tract of land is bounded and contains as follows And also all the right title interest estate and advantages which the said Alexander Holland and wife have acquired and now have or might hereafter have by virtue of a certain act of the Legislature of the state of New York entitled an act to authorize Archibald Russell to erect a dock or wharf in the Hudson River in the Town of Esopus adjoining his lands, passed May 14, 1845 and all of his riparian rights of said parties hereto of the first part and also all household or other furniture livestock farm implements crops or other personal property now upon said premised. Together with all and singular the tenements hereditaments and appurtenances therewith belonging or in any wise appertaining and the reversion and reversions remainder and remainders rents issues and profits thereof and also all the estate right title interest dower and right of dower property possession claim and demand whatsoever as well in law as in equity of the said parties of the first part of in and to the same and every part and parcel hereof with the appurtenances unto the said party of the second part his heirs and assigns to his and their own proper use benefit and behoof forever. And the said Alexander Holland for himself his heirs executor administrators does covenant grant and agree to and with the said party of the second part his heirs and assigns that the said Alexander Holland at the time of the sealing and delivery of these presents was lawfully seized in his own right of a good absolute and indefeasible estate of indenture in fee simple of and in all and singular the above granted bargained and described premises with the appurtenances and has good right full power and lawful authority to grant bargain sell and convey the same in manner and term aforesaid. And that the same are now free clear discharged and unencumbered of and from all former and other grants titles chares estates judgments taxes assessments and encumbrances of what nature of kind soever and also that the said parties of the first part and their heirs and all and every other person or persons whomsoever lawfully or equitable deriving any estate right title or interest of I or to the hereinbefore granted premises by from under of in trust for them or either of them shall and will at any time or times hereafter upon the reasonable request and at the proper costs and charges in the law of the said party of the second part his heirs and assigns make do and execute or cause or procure to be made done and executed all and every such further and other lawful and reasonable acts conveyances and assurances in the law for the better and more effectually vesting and confirming the premises hereby intended to be granted in and to the said party of the second part his heirs and assigns or his counsel learned in the law shale be reasonably devised advised or required. And the said Alexander Holland and his heirs the above described and hereby granted and released premises and every part and parcel thereof with the appurtenances unto the said party of the second part his heirs and assigns against the said parties of the first part their heirs and against all and every person persons whomsoever lawfully claiming or to claim the same shall and will warrant and by these present forever defend In witness whereof the said parties of the first part have hereunto set their hands and seals the day and year first above written Sealed and delivered } In the presence of } The words “and all other riparian } Alex Holland rights of said parties hereto, of } the first part written in at 41st line} Sophie P Holland of first page before execution } H. G. Hewson Notary Public Kings & NY Co’s State of New York } City & County of New York } I Patrick Keenan Clerk of the City and County of New York and also Clerk of the Supreme Court for the said City and County the same being a Court of Record do hereby certify that H. F. Hewson has filed in the Clerks Office of the County of New York a certified copy of his appointment as Notary Public for the County of Kings with his autograph signature and was at the time of taking the proof or acknowledgment of the annexed Instrument duly authorized to take the same and further that I am well acquainted with the handwriting of such Notary and verily believe that the signature to the said certificate of proof or acknowledgment is genuine I further certify that said instrument is executed and acknowledge according to the laws of the state of New York In testimony whereof I have hereunto set my hand and affixed the seal of the said court and county the 20th day of May 1884 Patrick Keenan, Clerk A true record entered May 22, 1884 at 9:40 a.m. Jacob D ???
