Seth Conklin to Robert L Pell 

 This Indenture made the ninth day of May  in the year of our Lord one thousand eight hundred and thirty six

Between Seth Conklin of the town of New Paltz and County of Ulster & State of New York Farmer of the first part and Robert L Pell of the City of New York and County of New York Gentleman of the second part

Witnesseth that the said party of the first part for and in consideration of the sum of Six Thousand Four Hundred dollars lawful money of the United States of America to him in hand paid by the said party of the second part at or before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged and the said party of the second part, his heirs executors and administrators forever released and discharged from the same by these presents, hath granted bargained, sold, aliened, remised, released, conveyed and confirmed and by these presents doth grant, bargain, sell, alien, remise, release, convey and confirm unto the said party of the second part, and to his heirs and assigns forever

All that certain Lot piece or parcel of Land situate in the town of New Paltz distinguished by the east part of the North half of Lot No 10, one of the Three mile or River Lots in the patent of New Paltz in the North division

Beginning in the Southerly corner of Samuel Donaldson's Lot and at Hudsons River and runs thence along the division of Lot No 10 and No 11 North seventy two degrees west eight nine chains to a heap of stones, then south seventeen degrees, and thirty minutes west seventeen chains to the North line of Asa Gellet to a  heap of stones, then along his line and the line of Daniel Lettlelone and Isaac Seamons south seventy one degrees and thirty six minutes east ninety three chains to Hudsons River aforesaid and then up along the same about nineteen chains to the Beginning.  Containing One hundred and Sixty three acres be the same more or less as per deed given the Nineteenth day of May One thousand Eight Hundred and nine to Seth Conklin by Jacob Whitney and Peter Scriver Mary Scriver & Mabel Whitney.

Also all that certain Lot, piece or parcel of Land situate in the town and Patent of New Paltz and is distinguished and known by the southeasterly part of Lot Number Eleven one of the three mile or River Lots in the North division of said patent and being also the Southeasterly part of the farm of the said John J Deyo and is bounded as follows

Beginning at Hudsons River in the Northeast corner of the said Seth Conklin's farm above described in the division line of Lot No 10 and No 11 and at high water mark and runs thence up along the river ten chains to a black oak bush marked thence North eighty four degrees west =twenty chains and forty six links to a stone now set on the east side of the Public Highway then south three degrees and forty five minutes west five chains and Ninety five links to a stone also now set in the North line of the said Seth Conklin and then along the same south seventy two degrees east nineteen chains thirty links to the place of beginning containing fifteen and a half acres of Land as per deed given by John J Deyo and Catharine his wife in the first day of July One thousand eight hundred and twenty six and Recorded in Book of Deeds No 29 on pages 344, 345 & 346 the 30th day of September 1826 at 10 o'clock a.m. in Ulster County Clerk's Office.

Together with all and singular the tenements hereditaments and appurtenances thereunto belonging or in any wise appertaining and the reversion and reversions, remainder and remainders, rents, issues, and profit thereof.  And also all the estate, right, title, interest, property, possession claim and demand whatsoever as well in Law as in equity of the said party of the first part of in, and to the same and every part and parcel thereof with the appurtenances;

To Have and To Hold the above granted, bargained and escribed premises, with the appurtenances unto the said party of the second part his heirs and assigns to their own proper use benefit and behoof forever.

And the said Seth Conklin at the time of the sealing and delivery of these presents was lawfully seized in possession of a good absolute and indefeasible estate of inheritance in fee simple of and in all and singular the above granted, bargained and described premises, with the appurtenances and hath good right, full power and lawful authority to grant, bargain, sell and convey the same in manner and form aforesaid

And that the said party of the second part his heirs and assigns shall and may at all times hereafter peaceably and quietly have, hold, use, occupy, possess and enjoy the above granted premises and every part and parcel thereof with the appurtenances without any let, suit, trouble, molestation, eviction or disturbance of the said party of the first part, his heirs or assigns or of any other person or persons lawfully claiming or to claim the same;

And that the same now are free, clear, discharged and unencumbered of an from all former and other grants, titles, charges, estates, judgments, taxes, assessments and encumbrances of what nature or kind soever.  And also that the said party of the first part and his heirs and all and every other person or persons whomsoever, lawfully or equitably deriving any estate, right, title or interest of in, or to the hereinbefore granted premises by from under or in trust for them shall and will at any time or times hereafter upon the reasonable request and at the proper costs and charges in the Law of the said party of the second part his heirs and assigns make do and execute or cause or procure to be made done and executed all and every such further and other lawful and reasonable acts conveyances and assurances in the law for the better and more effectually vesting and confirming the premises hereby intended to be granted in and to the said party of the second part his heirs and assigns forever as by the said party of the second part his heirs or assigns or counsel learned in the Law shall be reasonably devised advised or required and the said heirs the above de3scribed and hereby granted and released premises and every part and parcel thereof with the appurtenances unto the said party of the second part his heirs and assigns against the said party of the first part and his heirs and against all and every person and persons whomsoever lawfully claiming or to claim the same shall and will warrant and by these presents forever defend.
