Clark, John & Rhoda Beaver to Robert L Pell

This indenture made the eleventh eighth day of July, one thousand eight hundred and forty four, between Clark Beaver of the Town of Esopus, in the County of Ulster , and John Beaver of the Town of New Paltz, in Said county, executors & Rhoda Beaver, Executrix of the estate of John Beaver deceased of the first part, and  and  Robert L. Pell of the Town and County aforesaid, party of the second part.

Witnesseth that the said parties of the first part, for and in consideration of the sum of five dollars, lawful money of the United States of America, to them in hand paid by the Said party of the Second part at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged, have remised, released and quitclaimed and by these presents do remise release and quitclaim, unto the said party of the second part and to his heirs and assigns forever

All that certain piece or parcel of land situate lying and being in the Town of Esopus aforesaid, bounded and described as follows,

Beginning at a stake set in the ground for the corner of Pelleville farm and is also one corner of lands owned by Joshua W Beaver and running thence along lands owned by  Martin G Beaver according to a survey thereof made by George Van Vliet south fifteen degrees and fifteen minutes west seven chains to a stake and monument of stones, thence south twenty eight degrees and forty five minutes west nine chains and forty links to a point in the centre of the public highway leading from the Ferry at Hyde Park to the Ferry at Rondout, thence along the centre of said highway as follows, south fifty four degrees and forty five minutes east one chain and seventy links, thence south thirteen degrees and thirty minutes east four chains, thence south two degrees and thirty minutes west  one chain and ninety eight links to a mark on a rock thirty seven and one half links distant on a course of south eighty degrees and forty five minutes east from a white oak tree, standing on the west side of the said road, thence along the north side of the orchard owned by  Myer G Beaver and along the general course of the fence south 80 degrees & 45 minutes east seven chains & 50 links to corner of walls on the line of lands occupied by John O Beaver, thence along  the same north 8 degrees and 30 minutes west one chain and thirty links to an angle of wall, thence north 10 degrees and 30 minutes east one chain and 30 links, to angle of wall, thence north 30 degrees east 70 links to angle of wall, thence north 20 degrees & 30 minutes east one chain & fifty links to angle of wall thence north 8 degrees & 30 minutes east 2 chains & 10 links to angle of wall, thence north 12 degrees east one chain & 98 links to a point on the southerly line of Pelleville Farm fifteen linke northerly from the center of a white oak tree, thence in company with the line of Pelleville farm as follows, north 75 degrees west one chain 67 links to a monument of stone in the corner of the fence, thence north 3 degrees east4 chains & 28 links, to a large pine stump, thence north 78 degrees east 2 chains & 98 links to the west side of a chestnut stump standing on the easterly side of Beaver's Creek, thence along the easterly side of said creek North twenty two degrees  east 4 chains and 32 links to a stake and monument of stone where a wall formerly stood, thence 81 degrees west 1 chain & 10 links across Beaver's Creek and the private road, to a stake set thence along the westerly side of said road north 19 degrees east 3 chains & 85 links to a stake standing on the southeast corner of the nursery thence along the nursery's in range with a walnut tree, marked north 67 degrees west one chain and 30 links, thence north  47 degrees west one chain to the place of beginning, containing thirteen acres two roods and fifteen perches of land

Together with all and singular the tenements, hereditaments and appurtenances thereon to belonging or in any wise appertaining and the reversion and reversions, remainder and remainders, rents, issues, and profits  thereof,  And to all the estate, right, title, interest, profits, possession, claim and demand whatsoever, as well in law as in equity of the said parties of the first part of in or to the above described premises and every part ad parcel whereof with the appurtenances

To have and to hold, all and singular, the above mentioned and described premises, together with the appurtenances unto the said party of the second part and to his heirs and assigns forever
