 Caty Beaver to Robert L Pell

This Indenture made the tenth day of November, in the year o four Lord one thousand 3eight hundred and forty five

Between Caty Beaver of the Town of Esopus and County of Ulster, party of the first part, and Robert L. Pell of the Town and County aforesaid, party of the second part

Witnesseth that the said party of the first part for and in consideration of the sum of one hundred and Seventy Dollars lawful money of the United States of America to her in hand paid by the said party of the Second part at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged, hath granted, bargained, sold, aliened, remised, released, conveyed and confirmed, and by these presents do grant, bargain, sell, alien, remise, release, convey and confirm to unto the said party of the Second part, and to his heirs and assigns forever,

All that lot, piece or parcel of land, being part of lot Number Sixty, in the Second Class of the division of the  Corporation of Kingston which Elias Terpenning late of Esopus died Seized and his since been divided by the heirs in six equal parts and numbered and the lot hereby intended to be conveyed is called in this last division number three and is lying in the northwest corner of the Said Lot, number sixty, and beginning on the northwest corner of the aforesaid lot, number sixty and running from thence south six degrees East ten chains and sixty six links, to a stake and stones, standing in the northwest corner of lot number four of this last divisions, and from thence along lot number four North eighty four degrees East seven chains and twenty eight links, to a stake and stones standing in the south west corner of lot number five in or from thence along number five North six degrees west ten chains and sixty six links to a stake and stones in the north west corner of lot number two, and from thence south eighty four degrees west seven chains and thirty links to the place of beginning, containing seven acres and six tenths of an acre

Together with all and singular the tenements hereditaments and appurtenances thereunto belonging or in any wise appertaining and the revisions and reversions, remainder and remainders, rents, issues and profits thereof.  And also all the estate right, title, interest, property, possession, claims and demands whatsoever as well in law as in Equity of the Said party of the first part of in or to the above described premises and any part and parcel thereof to the appurtenances.  

To have and to hold the above ranted and described premises with the appurtenances unto the Said party of the Second part his heirs and assigns to their own proper use and behoof forever.   And the Said Caty Beaver olds the said premises, in the quiet and peaceable possession o the Said parry of the Second part, his heirs and assigns against the Said party of the first part, his heirs and against all and every person and persons whomsoever, lawfully claiming or to claim the Same, Shall and will warrant and by these presents forever defend.

In witness whereof the said party of the first part hath hereunto set her hand and seal the day and year first above written.

On the 11th day of November 1845 before me came Catherine Beaver, otherwise called Caty Beaver, well known by me to be the same individual named in and who executed the written conveyance and acknowledged before me that she had executed the same I further certify that I have examined the same and find no erasures or interlineations except that noted at the bottom thereof.
