This Indenture made the twenty third day of April one thousand eight hundred and fifty between Philip Gandy and George Greaves of the town of Esopus in the county of Ulster and state of New York of the first part and James Crowther of the same place of the second part

Witnesseth that the said parties of the first part in consideration of the sum of One thousand and Eight hundred dollars lawful money to them duly paid have sold and by these presents do grant and convey to the said party of the second part all the undivided third part of all that certain lot piece and parcel of land and Gristmill & Privileges known as the Homestead of John Beaver Deceased, and being part of the those premiss by the said John Beaver devised to his sons Martin H Beaver and Myer G Beaver situated in the town of Esopus, county of Ulster & State of New York and is bounded as follows

On the north by Nicholas Murphy and the factory lot. On the East by Robert L Pell and John O. Beaver. On the south by John O Beaver and Archibald Russell and on the west by the said factory lot and Cornelius Relyea. Containing about seventy one acres of land be the same more or less.

Together with the said undivided one third part of the appurtenances, and all the estate title and interest of the parties of the first part therein. And the said parties of the first part do hereby covenant and agree that at the delivery hereof they are the lawful owners of the premises above granted and seized of a good and indefeasible state of inheritance or therein clear of all encumbrances. Except that the said party of the second part is known to and assuming the Payment of the One-third part thereof as part of the above consideration money and that they will warrant and defend the above granted premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns forever.
