This Indenture made the 23 day of June 1948 between Marcus William HULME and Mildred Gould Hulme, his wife, both residing at 85-17 Britton Avenue, Elmhurst, Long Island, New York, parties of the first part and Robert C. RICHTER and Pauline D. RICHTER, his wife, both residing at Park Avenue, Town of Hemstead, County of Nassau, State of New York, parties of the second part
WITNESSETH, that the parties of the first part, in consideration of the sum of Ten and no/100 ($10.00) dollars, lawful money of the United States, paid by the parties of the second part, do hereby grant and redeem unto the parties of the second part, their heirs and assigns forever
ALL that lot of land in the County of Ulster, Town of Esopus, State of New York, bounded and described as follows: - with buildings an improvements thereon.
BEGINNING at a concrete monument set in the assumed easterly line of the Highland - Kingston State Road, known as Route 9-W in the northerly line of property now belonging to The Marist Brothers and along a stone fence, the following courses and distances: South 74 degrees 17 minutes East 143.6 feet; South 6 degrees 37 minutes West 4.5 feet; South 75 degrees 59 minutes East 166.6 feet; South 75 degrees 16 minutes East 155.2 feet to a corner of walls; North 3 degrees 3 minutes West 86.2 feet; North 15 degrees 44 minutes East 85.8 feet; North 37 degrees 40 minutes East 45 feet; North 25 degrees 54 minutes East 96.7 feet; North 16 degrees 8 minutes East 52 feet; North 12 degrees 46 minutes East 86.6 feet; North 14 degrees 54 minutes East 43.4 feet; North 20 degrees 14 minutes East 95.5 feet to a corner of walls; South 70 degrees 26 minutes East 175.6 feet; South 69 degrees 14 minutes East 274.3 feet; South 67 degrees 54 minutes 829.6 feet; South 58 degrees 26 minutes East 1903 feet, more or less, to the high water mark of the Hudson River; thence along the high water mark of the Hudson River as the same winds and turns 3140 feet, more or less, to a point in said high water line where a line drawn along the stone wall will intersect said high water mark; thence north 87 degrees 38 minutes West 1958 feet, more or less, to a corner; thence south 19 degrees 30 minutes West 519.4 feet; South 20 degrees 39 minutes West 462 feet; South 6 degrees 21 minutes East 66 feet; South 15 degrees 9 minutes West 455.4 feet; South 22 degrees 54 minutes West 462 feet; thence soutn 36 degrees 24 minutes west 27.2 feet to the easterly bounds of Route 9-W; thence along the easterly bounds of Route 9-W as the same winds and turns 976 feet, more or less, to a concrete monument at the point or place of beginning.
SUBJECT to a First mortgage held by the Poughkeepsie Savings Bank, the balance of which is now $8,000. Together with any awards, together with the appurtenances and all the estate and rights of the parties of the first part and in and to said premises.
TO HAVE AND TO HOLD the premises hereby granted unto the parties of the second part, their heirs and assigns forever.
And the parties of the first part, in compliance with Section 13 of the Lien Law, covenant that they will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and that they will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the parties of the first part covenant as follows
First -- That said parties of the first part are seized of said premises in fee simple and have good right to convey the same ;
Second, -- That the parties of the second part shall quietly enjoy the said premises;
Third, -- That the said premises are free from incumbrances, except as aforesaid;
Fourth, -- That the parties of the first part will execute or procure any further necessary assurances of the title to said premises;
Fifth, -- The said part ies of the first part will forever warrant the title to said premises
IN WITNESS WHEREOF, the parties of the first part have hereunto set their hands and seals the day and year first above written

On the 23 day of June, one thousand nine hundred and forty eight before me
came Marcus William Hulme and Mildred Gould Hulme, to me known to be the
individuals described in, and who executed the foregoing instrument, and
acknowledged that they executed the same.
